About This Plan

This 14×20 tiny house plan fits two full levels of living into a compact footprint. It suits a weekend getaway, a backyard ADU, or a quiet home office, and the second level lets it sleep more people than its small floor area suggests.

Exterior and outdoor space

A gable roof runs the length of the home and opens into a tall, recessed porch at the gable end, a sheltered outdoor room carved from the structure. A floor-to-ceiling glass wall faces the porch, and a railed deck with steps ties it to the yard. The entry sits on the long side under its own canopy. As shown, the home is finished with vertical wood siding and a wood-lined porch ceiling, though every finish is yours to choose. The glass wall and covered porch pull daylight inside and add outdoor living, so a small home never feels closed in.

Interior layout

The main floor is open plan, joining the living area and kitchen into one bright space under a ceiling that follows the roofline. A full bathroom sits to one side, storage tucks under the stairs, and a main-floor sleeping area gives you somewhere to rest without climbing up. A real staircase, not a ladder, leads to a private bedroom that overlooks the space below. Walling off that bedroom gives real separation between sleeping and living that a single-room studio cannot, while the full kitchen and bath make the home livable year-round.

Versatile by design

One plan, a few ways to live:

  • Guest house or ADU: the separate upstairs bedroom gives visitors privacy on your property.
  • Rental income: a full kitchen and bath make it a self-contained unit a guest can actually live in.
  • Home office or studio: the light-filled main floor works by day, with the bedroom resting above.

Finish it your way and make it your own.
