This defines the perimeter of your ownership. Think of these lines as invisible legal walls that cannot be crossed by any part of your structure, including roof overhangs.

  • Visual: On the plan, this is usually the thickest, boldest solid line. It encloses the entire lot.
  • The iron pin: The plan represents a legal survey. On the actual site, these corners are typically marked by “Iron Pins” (metal rods driven into the ground).

Finding these physical markers is the only way to be 100% sure of your boundaries. You must physically visit the site and locate these pins before any construction begins. Relying on a fence line or a neighbor’s hedge is a common mistake; fences are often installed off the property line.

Contour Lines

  • Definition: Wavy lines connecting points of equal elevation. These lines act as specific height markers relative to sea level or a known benchmark on the property.

Reading the Slope

  • Lines close together: This indicates a steep slope. Building here is expensive; it requires significant excavation, retaining walls, or stepped foundations.
  • Lines far apart: This indicates a flat or gentle slope. These are generally the easiest and cheapest areas to build.

Proposed vs. Existing Grade

Designers often need to reshape the land (cut and fill) to make a house fit. The plan will show both the past and the future:

  • Dashed lines: Usually represent the existing grade (the land as it is now).

  • Flow Arrows: These simple arrows point in the direction rainwater will travel across the surface. They often guide water away from the building foundation and toward a safe exit point.
