What’s included in the house plans?
Each plan package typically includes:
- Foundation Plan
- Dimensioned Floor Plans
- Exterior Elevations
- Building Cross Sections
- Interior Elevations
- Roof Plan
- Electrical Layout (when available)
What’s not included?
Due to varying local requirements, these items are not included:
- Architectural or Engineering Stamp
- Site Plan
- Mechanical Drawings (HVAC)
- Plumbing Drawings
- Energy Calculations
- Framing Layouts
Building Codes & Compliance
Will plans meet local building codes?
Our plans are designed to meet the International Residential Code (IRC). However, local requirements vary, and modifications may be needed to meet your specific location’s codes and regulations.
Do I need a local professional?
We recommend consulting with local professionals before purchase to determine if additional documentation is required. Some jurisdictions require plan review and stamping by a local licensed professional.
Purchasing & Delivery
How are plans delivered?
Plans are delivered digitally via download links sent to your email immediately after purchase. They’re also available in your account dashboard.
What are the plan format options?
- PDF Format: Complete plan set with build license
- CAD Files: Available for select plans
- Additional formats may be available for specific plans
What is your refund policy?
Due to the digital nature of our products, all sales are final once plans have been downloaded. Please review all plan details carefully before purchasing.
Can I make changes to the plans?
Yes, modifications can be made to any plan. You can either:
- Work with a local design professional
- Submit a modification request through our website
Licensing & Usage
How many times can I use the plans?
Each purchase includes a license to build one home only. Multiple builds require additional licenses.
Who owns the copyright?
The original designer retains copyright ownership. Your purchase grants you a license to build, but plans cannot be resold or transferred.
Technical Details
How is square footage calculated?
Total heated square footage is displayed for all plans. This doesn’t include:
- Unfinished spaces
- Garages
- Outdoor living areas
- Optional spaces
